118 High Street, Poole

Following our client’s purchase of the freehold of 118 High Street, Poole in 2017 (formerly occupied by McDonald’s restaurants), the Sibbett Gregory Building Consultancy and Planning Departments were initially appointed to appraise the residential planning potential of the upper parts of the building.
- Further to providing positive advice reading the building’s potential, we were then appointed to design a residential scheme utilising the upper parts and existing roof-space – by way of the provision of an additional storey. We then assisted our client through the Planning process, and the scheme was awarded Planning Consent in March 2018.
- We were subsequently appointed to assist with the Specification and Supervision of a programme of enabling works (to be undertaken alongside the incoming Tenant’s shop-fit), to facilitate the potential future residential development of the upper parts. As part of this work, we proposed significant design changes to the façade and subsequently obtained Planning Consent for this work – with the support of the local Conservation Officer. The work was completed in time for the opening of the new “Entertainer” store.
- We are currently in the process of preparing a Specification of Works for the project – after which we shall be assisting with Contractor selection and providing Contract Administration, Project Supervision, and Party Wall services through to Practical Completion in late 2019.
- Works are due to commence early 2019
