Costa Coffee previously occupied this unit and notified our client of their intention to close their store at the expiry of their current lease
- Prior to expiration of the Costa lease, The Sibbett Gregory Retail and Leisure Department were instructed to commence marketing the property once Costa had vacated.
- The Retail Department were aware of an existing relocation requirement for Animal, who had served notice to vacate their existing unit, located in a weaker trading pitch further up Commercial Road.
- Competitive terms were negotiated with Animal (prior to expiration of the Costa lease) and a detailed handover specification was agreed in conjunction with our clients building surveyors instructed to negotiate the dilapidations settlement with Costa.
- The off market deal was concluded swiftly, helping to maintain the income stream for the investment, minimising the potential void costs and securing an excellent tenant for our client.
