The Professional Services Department were instructed by a private client, who required professional advice relating to outstanding and current rent reviews and impending lease renewals following the investment acquisition of Wessex Trade Centre, an estate comprising 33 Industrial units let to a variety of covenants with varying lease terms and provisions.
- Following a comprehensive review of the various leases and tenancies, recommendations were made to the client and an asset management strategy was subsequently adopted.
- The Building Surveying Department were also instructed in respect of dilapidations and wants of repair.
- Various rent reviews, lease renewals and re-gears were subsequently agreed, facilitating both rent increases and improved lease terms, thus enhancing the investment value of the portfolio.
