Prime Office Opportunity at the Heart of the Port of Poole

22nd October 2025

A substantial office building within the Port of Poole estate has been made available to let, marking one of the larger commercial spaces to come onto the local market this year.

The two-storey property, known as Condor House, is located on New Harbour Road and provides around 6,800 sq ft of self-contained office accommodation with on-site parking and modern facilities.

Its position within the working port offers tenants close proximity to Poole town centre and easy access to the A35 and A350, linking the site with the wider Dorset region.

The building includes open-plan and private office areas, meeting rooms, kitchens, and shower facilities. While well suited to marine and logistics businesses, the space could also accommodate a range of professional or creative firms seeking strong transport links and a professional working environment.

Captain Brian Murphy, Chief Executive of Poole Harbour Commissioners, said the property represented a strong opportunity for companies looking to operate from within the port environment.

“The port is home to a wide range of commercial and maritime activity, and this property offers a superb base from which to operate and collaborate within that environment,” he said.

Poole Harbour, Europe’s largest natural harbour, encompasses more than 10,000 acres and serves as a key South Coast hub for maritime trade and leisure. The Port of Poole, one of the UK’s largest Trust Ports, handles around 17,000 freight units and 350,000 outgoing passengers each year. Its modern Ro/Ro berths and multiple facilities allow it to accommodate a wide range of vessels, from ferries to luxury and expedition cruise ships, as well as superyachts. The harbour is home to over 7,500 yachts, 12 yacht clubs, and four marinas, including the award-winning Poole Quay Boat Haven and Port of Poole Marina.

The release of Condor House comes as Poole Harbour Commissioners continue to invest in the modernisation and diversification of the port estate, supporting local employment and sustainable economic growth.

The property is being marketed by Sibbett Gregory, Commercial Property Agents and Surveyors based in Poole.  Jayne Sharman, a Director of Sibbett Gregory  said “Condor House offers a rare opportunity to occupy commercial premises within the Port.  The property provides modern, accommodation with excellent parking.”  For further information or viewings, please contact Jayne Sharman at Sibbett Gregory Tel: 01202 661177 or jayne@sibbettgregory.com
