Location

The property is situated fronting North Road in Lower Parkstone, a popular suburb of Poole located to the east of Poole Town Centre. The property is located in an excellent location being only a short walk to Poole Park as well as the amenities of Ashley Cross, with its various independent retailers, bistros, bars and restaurants.

The A35 is located at the southern end of North Road which provides easy access to Bournemouth to the east. Parkstone Railway Station is also located nearby providing direct services to London, Southampton, Winchester and Weymouth.

The Property

The property comprises a two storey building which was constructed in two parts. The older part (comprising the north eastern side of the building), was constructed as a purpose built ex servicemens club and dates from the early 1950’s. The south western side of the building was subsequently added as an addition to the club in the 1960’s. Various other smaller extensions have been added to the building over subsequent years.

A two bedroom self-contained flat is located over the front part of the building and can be accessed from both the rear internal staircase as well as via an external staircase accessed from the front of the building.

Externally there is a separate single story barrel store located in the north eastern corner of the site along with a substantial timber decked smoking shelter. The property benefits from ample car parking to the front and side of the building and two separate vehicular entrances from North Road.

Planning/Development Considerations

Prior to closure, the property had been used as an ex-servicemen’s club for many years. Following recent changes to the Planning Use Classes Order 1987, we understand this use would now fall under Use Class F2 (Local Community), although this would need to be clarified with the Local Authority.

Subject to achieving the necessary planning consents, the property might be suitable for alternative commercial uses or alternatively, comprehensive redevelopment:

The Poole Local Plan (2018) remains the first consideration in determining any planning application. Although only recently adopted, the Local Plan could be considered out of date in so far as housing policies are concerned (the latest available monitoring report shows less than a 5 Year Housing Land Supply - the National Planning Policy Framework indicates that is a material planning consideration).

North Road is a main route into Poole town centre and is a wide road and is of course primarily residential. There are examples of flatted developments within the area to include three storey and four storey buildings in conjunction with more traditional terraces.
