Sibbett Gregory Advise On Retrofitting And Refurbishing Industrial Units In Poole
Acting on behalf of Phoenix Life, Sibbett Gregory have recently advised on an extensive refurbishment of two adjoining industrial units (totaling 10,925 sq ft) on the popular Alpha Centre estate in Poole, Dorset.
The Building Consultancy department led the refurbishment project with close cooperation and assistance from Sibbett Gregory’s Energy Performance and Agency departments. The aim of the project was to breathe new life into the 1970’s era units, with a particular focus on improvements in energy efficiency and ESG standards as well as modernisation of the specification to improve marketability.
The project included replacement warehouse roofs and enhancement of insulation to meet current standards, replacement externals windows, doors and curtain wall glazing with modern aluminum framed double glazed units, and inclusion of photovoltaic panels to the warehouse roofs. Careful attention to the project specification resulted in EPC ratings for both units being improved from D to A, safeguarding the buildings with regards to future Minimum Energy Efficiency Standards (MEES).
Further ESG improvements included updating the 1970’s layouts and alterations to provide level thresholds to the main entrance doors, disabled WC’s and accessible showers, as well as provisions for designated disabled parking bays, EV charging points and external cycle storage to promote alternative means of travel.
The project was procured through a traditional competitive tender process, and successfully delivered within 3% of the commencement contract value.
Sibbett Gregory’s role encompassed dilapidations, project specification (with close collaboration with the Energy Performance department and specialist external consultants), project procurement & contract administration. Sibbett Gregory’s Agency department have since brought both units to the market with the larger of the two units in solicitors hands.
